Our company was trusted with delivering the full MEP (Mechanical, Electrical, and Plumbing) systems for this high-rise project. With its complexity and premium standards, Indonesia One required a seamless integration of intelligent building systems, safety infrastructure, and high-efficiency utilities—all of which were carefully engineered and executed by our team.

 

About the Project

Indonesia One comprises two towers—North and South—standing as a symbol of modern urban development in Jakarta. The buildings house office spaces, retail areas, and supporting amenities, all designed to meet international standards for commercial buildings in terms of safety, comfort, and efficiency.

With a focus on smart building management and sustainability, MEP systems are a central component of the development’s functionality. Our role was to deliver not only essential utilities but also intelligent systems that would enhance the building’s value and operational reliability for years to come.

 

MEP Scope of Work

We delivered a full suite of MEP services, including conventional and intelligent systems designed to support a world-class office environment:

 

1. Mechanical Ventilation & Air Conditioning Systems

Our team installed high-efficiency cooling systems to ensure thermal comfort across office floors, lobbies, and common areas. The system is zoned for flexible usage, integrated with building automation for optimal performance and energy efficiency.

 

2. Fire Fighting & Fire Alarm Systems

We provided complete fire protection infrastructure, including sprinklers, hydrants, hose reels, gas suppression (where applicable), and a central alarm system. The fire alarm network is integrated into the building’s intelligent control system for centralized monitoring.

 

3. Plumbing System

A robust water supply and drainage network supports office, retail, and facility operations. Designed with sustainability and ease of maintenance in mind, the system includes pressure-regulated piping, greywater handling, and water-saving fixtures.

 

4. Gas Pipe System

For designated tenant areas and commercial kitchens, we installed a secure gas distribution network equipped with safety valves, monitoring systems, and compliance with urban fire codes.

 

5. Electrical & Power Distribution System

Our electrical system supports a large office load with redundancy, including main distribution boards, emergency circuits, and tenant-ready panels, all protected by modern safety devices and surge protection.

 

6. Building Intelligent Management System (BMS)

The BMS enables centralized control and monitoring of HVAC, lighting, fire alarms, power usage, and security systems. This ensures not only operational efficiency but also significant energy savings over time.

 

7. Data & Communication System

A modern structured cabling system was deployed to support high-speed internet, telephony, and building-wide IT infrastructure for seamless digital operations.

 

8. Security System

We installed CCTV, access control, alarm points, and intercom systems throughout public and restricted areas, integrated into the BMS for streamlined security management.

 

9. Sound System

Public announcement systems and ambient audio were provided for both utility and tenant comfort, designed for clarity and discreet integration with interior designs.

 

10. Lighting System

Energy-efficient lighting was installed in all areas of the building, including motion-sensor and daylight-responsive zones to optimize energy use and tenant comfort.

 

11. Lightning Protection System

We implemented a complete lightning protection network to safeguard the building’s structure and sensitive equipment from high-voltage surges.

 

12. Multi-GSM Installation Services

We ensured cellular signal availability across all floors and basements through distributed antenna systems (DAS), supporting all major mobile operators.

 

13. Generator Set

Standby generators were installed to guarantee power continuity during outages, supporting critical systems such as elevators, fire alarms, and emergency lighting.
